Do we have to accept the Insurer shown in our lease

I am a leaseholder of a flat and our lease requires our Residents' Management Company to arrange insurance with an insurer nominated or approved by my landlord. I would prefer to take a specialist insurance policy designed for flats - the insurance companies suggested by our landlord do not seems to offer anything similar - is there anything I could do?

If you believe the insurance premiums are not reasonable you could take it to a Leasehold Valuation Tribunal - have you obtained alternative quotes?

But there should only ever be a single property insurance policy, covering the whole block.
Also see the Schedule to the Landlord and Tenant Act 1987, re leaseholders' rights regarding block insurance.

As far as reasonable insurance premiums are concerned, you might like to have a look at the Lands Tribunal case of Forcelux Ltd v Sweetmen 2001. This case overturned a previous LVT ruling that the insurance premium wasn't "Reasonable".
